We run a 2024 Ram 2500, a Big Tex hydraulic dump trailer, and a Mahindra tractor. That combination means the stuff that stops a city box-truck crew cold, like a collapsed shed, a decade of burn-pile scrap, junk scattered down a fence line, or a pasture dotted with dumped tires and appliances, is regular work for us. The trailer backs down ranch roads, the hydraulic bed dumps heavy debris without hand-unloading, and the tractor drags out what people cannot.

  3. We load, haul, and sweep. Disposal, donation runs, and dump fees all live inside that number. There are no surprise line items at the dump.
  4. You pay when the job is done. Cash, check, or Cash App, once you have walked the empty house.

What a property cleanout costs

You pay for the trailer space your stuff fills, quoted before we start.

Load-size pricing: a single item is $95, a quarter load is $175, a half load is $325, three-quarters is $475, and a full load is $650. A fridge or freezer with freon adds $35, each mattress adds $30, tires are priced per item, and heavy debris like concrete, dirt, or roofing is quoted by weight. Full house cleanouts usually run multiple loads, and we count them out in the quote so the whole-property total is on the table before we start. Your first job gets 15% off.

Travel is free within 25 miles of Trinity. Huntsville sits inside the free zone at about 24 miles. Crockett at about 28 miles and Livingston at about 33 add a small trip fee of around $2 per mile past 25, always quoted upfront with the load price.
