Clearing an Overgrown Lot: Brush, Limbs, and Junk in One Trip

Clearing an overgrown lot means handling two messes at once: the brush and saplings that grew up while nobody was watching, and the junk somebody left behind under all of it. County Line Junk Disposal does both on the same visit. We run a Mahindra tractor to cut back the brush, tall grass, and small trees, and a dump trailer to haul off the tires, rotted fencing, old appliances, and whatever else turns up once the weeds are down. We work out of Trinity and cover a 50-mile stretch of East Texas, which takes in a lot of rural acreage and inherited lots that have gone wild for a season or ten. If you have a piece of ground you can barely walk across right now, this is the kind of job we like.

An overgrown lot is really two problems stacked on top of each other. First comes the green stuff: waist-high grass, brush, vines, briars, and the volunteer saplings that pop up anywhere a mower has not touched in a few years. The tractor knocks that down and drags it into piles. Second comes what the brush was hiding. On most lots that have sat, you find dumped tires, a mattress or two, busted lawn furniture, chunks of old fence, maybe a dead appliance a previous owner rolled into the treeline and forgot.

Doing one without the other leaves you half done. Cut the brush and you are staring at a field of junk. Haul the junk first and you cannot even reach half of it through the growth. We bring the tractor and the trailer on the same trip so the lot goes from a jungle to a clean piece of ground in one pass. Timing comes down to three things: how thick the growth is, how much junk is buried in it, and how easily the tractor can get around. An acre of tall grass and light brush with good access is usually a single day. Add dense saplings, briar thickets, and a scattering of dumped debris, and the same acre can stretch to two or three days because every pile has to be sorted and the junk pulled out separately.

A few things slow it down more than acreage does. Wet ground after a rain keeps the tractor off the soft spots. A steep grade or a lot boxed in by fence lines with one narrow gate means more careful maneuvering. And the more actual trash mixed into the brush, the longer the haul side takes, since we are not going to run a tire or a paint can through the same pile as clean wood. An overgrown lot splits into two line items, and we keep them honest and separate. The junk you want gone rides at our standard load-size ladder, priced by how much room it takes up in the trailer:

• Single item: $95
• Quarter load: $175
• Half load: $325
• Three-quarter load: $475
• Full load: $650

The brush and tractor work does not fit a one-size price, because half an acre of light grass and two acres of thick sapling growth are not the same day. So we quote the clearing after we look at it, either in person or from a few photos and a rough size. What you get is one firm number that covers both the cutting and the haul before we start any of it. The number we say on site is the number you pay, and you are free to walk if it does not sit right.

Travel is free inside 25 miles of Trinity. Past that, out to the 50-mile edge, we add a small trip fee of about $2 a mile and tell you the figure up front. New customers take 15% off the first job. The cheapest route on paper is to do it all yourself: a brush cutter or a rented skid steer for the growth, then a rented dump trailer to run the debris and junk to a transfer station, where you pay a tipping fee by weight. If you already have a tractor and a free stretch of Saturdays, that math works.

For most folks it stops working once you add up the real costs. A skid steer rental, a trailer rental, fuel, dump fees, and three weekends of your own back usually lands higher than hiring one crew that shows up with the tractor and the trailer already hitched. And clearing a lot you have never cleared before has a way of finding a wasp nest, a hidden stump, or a buried roll of barbed wire right about the time you are ready to quit. Paying for one visit that ends with a clean lot is where the value shows up.

The Mahindra tractor is built for light land clearing, and we would rather tell you where the line is than promise something and leave you disappointed. Brush, briars, tall grass, small saplings, storm-downed limbs, and the debris tangled up in all of it are squarely our lane. So is dragging it into piles and hauling the junk portion off for good.

What we do not do is full forestry mulching or taking down a stand of mature hardwoods. We are not grinding out big stumps or leveling a wooded acre down to bare dirt for a foundation pad. That is heavy-machine, specialist work, and sending the wrong equipment at it wastes your money.
