On the day, we walk the house with you first. You show us what is staying and what is going, we lock in the load size, and you get one firm number before anything moves. From there you can stay and direct traffic or hand us a key and step out for the afternoon. We go room by room so nothing gets rushed past you, and if you need to stop and sit with something, we stop. Many families finish in a single visit; on a large home, we split it across two days. Timeline

How long does an estate cleanout take?

Most whole-house estate cleanouts take one to two days once we are on site. A single room or a garage is often a few hours. The size of the home, how full it is, and how much sorting the family wants to do first all move that number.

A one-bedroom that was reasonably kept can be done in an afternoon. A three or four bedroom home with a full attic, a packed garage, and forty years of a couple's life inside runs closer to two days, sometimes with more than one trailer load. We are not watching a clock while we are there, so the timeline bends to the family instead of the other way around.

The one thing that speeds it up is deciding ahead of time what the family wants to keep. If the relatives have already been through and pulled the heirlooms, we can move quick. If everyone is driving in from out of state and wants to look first, we schedule around that. How much does an estate cleanout cost?

Estate cleanouts run $175 to $650 by load size, the same ladder we use for everything. A few rooms is often a quarter or half load; a whole house packed full can be a full trailer or two. You pay for the space your items fill, quoted firm up front.

Here is the load-size ladder we work from, whether it is one room or a whole house:

  • Single item is $95.
  • Quarter load is $175.
  • Half load is $325.
  • Three-quarter load is $475.
  • Full load is $650.

A few rooms of furniture usually lands at a half load. A full single-story home tends to fill a full trailer, and a big two-story with a stuffed garage and attic can run two loads. A handful of items carry a small add-on we name before we lift them: a fridge or freezer with freon is +$35, each mattress is +$30, tires are priced per item, and heavy debris like concrete or old roofing goes by weight. Travel is free within 25 miles of Trinity. Past that, out to the 50-mile edge, there is a small trip fee of about $2 per mile, always quoted before we roll.
The things that matter

What happens to keepsakes and important papers?

We set aside anything you flag before it goes near the trailer. Photos, documents, jewelry, the contents of a drawer you have not had the heart to open. When we are not sure, we set it aside and let you decide rather than tossing it.

The real fear with any estate cleanout is that something irreplaceable rides off in the trailer by mistake. So we go slow through the personal spots: nightstands, closet shelves, the backs of drawers, coat pockets, shoeboxes, the freezer where people tuck cash and rings more often than you would guess. Anything that looks like it matters gets set to one side for you to go through, never hauled off.

What can you haul, and what will you not take?

We take furniture, appliances, mattresses, clothing, boxes, yard equipment, and general household junk, in one trip or several. We do not do biohazard cleanup, and we cannot haul household hazardous waste like paint, chemicals, or motor oil.

Most of an estate is ordinary stuff, and that is exactly what we are built for. Couches, beds, a deep freeze in the garage, a shed full of tools, the china nobody claimed, bags of clothes headed for donation. If a piece is good enough to be used again, we try to route it to a donation center instead of the landfill, and the rest goes to the transfer station. Out on rural properties we can also run the Mahindra tractor for brush, a fallen limb, or a pile out back that built up over the years.

Where we draw the line is anything that needs a remediation specialist. If a death in the home left a biohazard, or there is serious mold or human waste involved, that is a specialized job, and we will point you to the right people rather than take it on ourselves. Being straight about that up front saves everyone a hard afternoon. Everything short of that, we can handle.
