Rental Property Cleanouts for East Texas Landlords

Turnovers, evictions, and abandoned units cleared across Trinity County and the surrounding 50 miles, with a firm price from your photos before we lift a thing.

We clear rental units, evictions, and turnover junk for landlords, property managers, and short-term-rental owners across Trinity County and the surrounding 50 miles. Text photos of the unit to (936) 259-3200 and we will text back a firm number, usually the same day. County Line Junk Disposal runs out of Trinity, Texas, 7 days a week from 8 AM to 6 PM, and we haul everything a tenant can leave behind: furniture, mattresses, appliances, bagged trash, and whatever ended up stacked in the carport.

A vacant unit bleeds money every day it sits full. So we quote from photos, which means you never have to drive out and meet us with a flashlight, and we work around your make-ready schedule so the painter and the flooring crew walk into an empty unit. Landlords who call us more than once get priority on the schedule. One text, one trailer, and the unit is ready for the next lease.

College turnover

Student-rental turnover in Huntsville

Huntsville landlords get two turnover crunches a year, May and August, when leases roll over near Sam Houston State and its roughly 21,000 students. We clear the futons, mini fridges, mattresses, and flat-pack furniture that students leave behind, so the unit is empty and swept before the next lease signs.

Huntsville sits about 24 miles from our base in Trinity, inside our free-travel zone, so there is no trip fee on any unit in town. If you run several doors near campus, send photos of each one and we will quote them together and knock them out in a run. There is more about how we work the town on our Huntsville junk removal page.

The hard ones

Eviction and abandoned-unit cleanouts

When the tenant is gone and the unit is full, we haul everything left behind, sweep it out, and text you photos of the empty rooms. Texas has specific rules about what a landlord can do with property left after an eviction or an abandonment, and our eviction cleanout guide for Texas landlords walks through them in plain English. Once you are legally clear to dispose of what is in the unit, we handle the physical side.

Abandoned units can be rough. Full fridges, trash in every room, furniture that will never survive another lease. None of that changes our process or our pricing. You pay for trailer space and the add-ons, same as anybody. We do draw the line at biohazard cleanup, so if a unit needs that, we will say so and point you to a company that handles it.

On the water

Lake cabins and short-term rentals around Lake Livingston

Lake Livingston covers about 83,000 acres with roughly 450 miles of shoreline, all of it a short drive from Houston, and the cabins around it work hard. We help owners and STR managers refresh cabins between guests or between seasons: sun-bleached patio furniture, bunk beds that finally gave up, old appliances, and the shed of leftovers that came with the property.

We cover the lake from every side. Livingston runs about 33 miles out, so it carries a small trip fee we quote upfront, while Onalaska and Point Blank sit inside the free zone. If your listing calendar has a gap between bookings, text us the photos and we will aim for a day that fits it.

The process

How a rental cleanout works

  1. Text photos of the unit to (936) 259-3200. A few shots per room is plenty.
  2. Get a firm number back. The price we text is the price you pay, and you are free to walk if you do not like it.
  3. We haul and sweep. Everything goes in the trailer, the floors get swept, and we text you the after photos.
  4. Pay when the job is done. Cash, check, or Cash App, once the unit is empty and you have seen the photos.

You never have to be on site. Plenty of owners handle the whole job by text from another city, and the after photos are your proof the unit is ready for make-ready. If you would rather talk it through first, call the same number. Greg answers his own phone.

Pricing

What a rental cleanout costs

You pay for the space your stuff fills in the trailer, and you hear the number before we lift anything.

A single item is $95. A quarter load is $175, a half load is $325, three-quarters is $475, and a packed full load is $650. Add-ons: $35 for a fridge or freezer with freon, $30 per mattress, tires priced per item, and heavy debris like concrete or roofing quoted by weight. A typical one-bedroom's leftovers usually land between a quarter and a half load, and a fully abandoned unit can run three-quarters or more.

Travel is free within 25 miles of Trinity. Past that, out to our 50-mile edge, a small trip fee of about $2 per mile gets quoted upfront with your load price. Your first job with us gets 15% off.

Good questions

Questions we hear a lot

Yes. Text photos of the unit to (936) 259-3200 and we will send a firm quote, usually the same day, along with the soonest day we can be there. We work around your make-ready schedule, and repeat landlords get priority scheduling.

Yes. Mattresses are a $30 add-on each, and a fridge or freezer with freon adds $35 for proper handling. Washers, dryers, and stoves are just part of the load, and we disconnect standard hookups ourselves.

Furniture and appliances in usable shape get donated or recycled where we can, and the rest goes to proper disposal. Tenants leave good things behind more often than you would think. Either way, it all leaves the unit in one trip.

Yes. Both sit inside our 25-mile free-travel zone, Onalaska at about 22 miles from Trinity and Point Blank at about 20, so there is no trip fee. Livingston runs about 33 miles, which adds a small trip fee of roughly $2 per mile past the 25-mile line, quoted upfront.

No. Photos are enough for a firm quote, and we text you the after photos once the unit is empty and swept. You pay when the job is done by cash, check, or Cash App. Plenty of owners handle the whole thing by text.
